Who it’s for
Highly paid professionals, property owners and investors, entrepreneurs, and nominated talent (including nurses, teachers, content creators and game developers from 2026).
Validity
10 years, renewable; family included (no age cap on sponsored children from 2026)
Professionals
Basic salary of at least AED 30,000 a month, attested degree, eligible occupation
Property
Title-deed value of at least AED 2 million (mortgaged/off-plan can count with bank NOC)
Government fees
Roughly AED 4,700 for salary/talent routes; up to about AED 10,000 for property
Requirements
- Professionals: AED 30,000+ basic salary, attested degree, eligible occupation (or endorsement by a UAE authority)
- Property: AED 2 million+ title-deed value, certified by the land department
- Investors: AED 2 million deposit, investment fund position or company ownership
- Entrepreneurs: an SME with around AED 1 million in annual revenue, or an endorsed technology venture
- Talent: nomination by the relevant UAE authority

- Do I have to live in the UAE all the time?
- No. Unlike regular residence visas, the Golden Visa is not cancelled if you stay outside the UAE for more than six months.
